A new generation in apartment living, the super apartment, has arrived in Australia.

From the United States, Europe and Asia, super apartments are an emerging global phenomenon - focusing on a new trend toward large scale apartment living as a preferred alternative to traditional homes.

The Gold Coast is leading the way in re-defining apartment living in Australia super apartment style, particularly on the beachfront.

These super apartments are exclusive, large (380 sqm plus) and uncompromising residences offering the comparative size of a beachfront home - usually twice the width of a normal beachfront home.

Unlike most beachfront homes of this size, super apartments have the added advantage of existing entirely on one level.

According to one of Queensland's most experienced project marketing agents, Chris Litfin, the super apartment is the next emerging trend in beachfront living not only on the Gold Coast but along the length of Australia's seaboard.

The evolution has been brought about by a demographic of buyers who live busy lives but will not sacrifice on size, quality and luxury.

"Super apartments are re-defining apartment living like never before," he says.

"They are the way of the future for beachfront living."

- why the demand for super apartment living?

In 1978, less than 30 years ago, a standard beachfront property at Hedges Avenue, Mermaid Beach, sold for $76,000.

In 2005, the same property sold for $7 million - an increase of almost 1000 per cent.

The national obsession for owning beachfront property has driven up property prices for absolute beachfront properties to the point that the dream is now just that for many aspirants.

Some of those who have either had the luck or the fortitude to secure their dream beachfront patch have recently gone to the extent of purchasing two or even three blocks next to each other to build the mansions befitting the beachfront parcel they own.

This has occurred in some of the Gold Coast's prime waterfront locations - spearheaded by the Hedges Avenue/Albatross Avenue precinct and the exclusive Knightsbridge development at The Sovereign Islands.

As the supply levels for absolute beachfront are diminished by finite supply and strong demand, the opportunity for developers to create comparable product is also dissipating.

Jade and Elyseé both average 380 sqm - some 100 sqm larger than many apartment developments created on the Gold Coast.

This is comparatively much larger than the average home when you take into account garage space and storage space - comparable to a palatial 50 square home.

While stemming from the traditional penthouse, super apartments have gone to the next step by being part of developments devoted entirely to penthouse-style living with the benefits of security, quality, and size - all on one level.

The new trend is coming from people who are time poor and security conscious but who really want to live in apartments without compromising what they have come from.

Primary features include space, attention to detail, security, proximity to infrastructure whilst in a secluded beachfront development.
